A groundbreaking development proposal has been submitted to transform Calga into a vibrant film and creative industry hub. The plan, lodged as a State Significant Development, envisions a sprawling 20-hectare site at 49 Jones Rd, aimed at establishing the Central Coast as a major destination for film production, entertainment, and education.
The proposed precinct includes state-of-the-art film studios, educational facilities, workshops, warehouses, and visitor accommodations. Highlights of the plan feature a multi-storey hotel with 180 rooms, parking facilities for over 700 vehicles, and an entertainment precinct with cafes, restaurants, and bars. A 1,000-seat performance centre, production spaces, and supporting infrastructure will also be part of the development — even a helipad for quick access.
Estimated to cost around $240 million (excluding GST), the project is set to breathe new life into the area, which is currently home to a horse training business. Located less than a kilometre from the freeway and just 10 kilometres from Gosford, the site offers prime connectivity for the industry.
The development promises to generate thousands of jobs across NSW’s creative industries, boosting local employment and attracting major film productions to the region. According to the project's scoping report, NSW currently hosts nearly half of Australia’s film and television industry, with over 2,300 screen production businesses employing more than 15,000 people. The report highlights that productions like The Fall Guy created close to 4,000 jobs in Sydney alone.
However, the report also notes a critical skills shortage in highly specialized technical roles across the country, which hampers growth. To address this, the project aims to establish pathways for industry-ready training through partnerships with tertiary education providers within the precinct, ensuring local talent can thrive and contribute to the industry’s expansion.
Central Coast Studios Pty Ltd emphasizes that this development will bolster the local economy by diversifying industries and attracting media professionals, production companies, and supporting businesses to the region. This initiative aims to foster employment opportunities, skill development, and regional resilience.
Environmental stewardship remains a key priority, with a focus on protecting the Central Coast’s vital water catchments.
The next step involves the State Government releasing the Secretary’s Environmental Assessment Requirements (SEARS), a comprehensive list of documents and consultations needed before a final decision is made. Once approved, detailed planning and development applications for individual buildings will follow.
